Do You Need a Buyer Agent, Yes or No?


So you're looking for a new place to hang your hat, put up your feet, unwind and relax.  Well, now the fun can begin!  Or can it?

So many homes online...Which one do you choose?

Have you thought about using a Buyer Agent to assist you in your search?  In today's technologically-savvy world, pretty much everyone is looking online for their new home.

BUT...Do you really feel capable of sorting through all those listings to find just the right one for you?

Do you really know what is a good buy and what is not? 

Do you really know how to determine market value to find the best deal?

One of the things I do for my Buyer Clients is search for overpriced homes (and believe me, there can be quite a few of them!)  Oftentimes the perfect home you are seeking is out there but it is disguised and hidden from your view because it is priced in the wrong range for where you need it to be.  Knowing how to calculate home values is part of what I'm trained to do, and I can use this to YOUR advantage when helping you search for your new home.

Do you know how many places there are to find your new home?  Of course there is the Multiple Listing Service (MLS), which is where real estate agents list the properties they have listed.  Then there is Zillow, but did you know that Zillow simply pulls the information from the MLS? 

Of course there are For-Sale-by-Owner properties on Zillow but many of them are overpriced because most homeowners are not versed on calculating home values the way real estate agents are.  And those Zillow Zestimates?  Really?  Put a price value on a property just based on simple criteria entered by a homeowner?  There are so many other factors that go into the value of a home, things that sight-unseen cannot be taken into consideration.  These "instant" online values can be off as much as $50,000!

You can always look on those other For-Sale-by-Owner sites to try to find your perfect home, but be prepared to negotiate on your own behalf, and make sure you know all the ins and outs of a real estate transaction so you don't lose out on things you are entitled to or find yourself in a bad place after you take ownership.  There are title searches, surveys, deeds, inspections, and unexpected problems can come up that need to be resolved.  Doing it on your own without a Buyer Agent to represent you can be risky business!!

Better to find surprises BEFORE settlement than after.  Trust your Buyer Agent to take care of these things for you. 

And you know what is the best part of using a Buyer Agent?  It won't cost you anything!  The seller of the home you buy will be the one to pay your Buyer Agent.  So it is a WIN-WIN.
